Footings and foundation walls are built to Section R403 of South Carolina’s 2021 Residential Code, in force since January 1, 2023: footings supported on undisturbed natural soil or engineered fill, designed to Section R403 or to ACI 332, the residential concrete code that also sets requirements for foundation walls and slabs-on-ground on one- and two-family homes. Restoration work, breaking out and repouring damaged concrete, is built to that same standard, not a lesser one.
What’s under the footing matters as much as the concrete in it. Greenville and the Upstate sit on Cecil series soils, which the USDA describes as well-drained Piedmont ground with a firm red clay subsoil, and a footing has to actually bear on that undisturbed soil, or on fill compacted to replace it, before any restoration pour goes on top.
Cracking on its own is not automatically a structural problem. NRMCA’s guide to concrete wall cracking separates ordinary shrinkage cracks and the diagonal cracks that form at window and door corners, both tied to normal curing, from settlement cracks caused by uneven support under the footing and structural cracks caused by backfill pressure a wall was not built to carry. Most builder warranties, per NRMCA, call for a repair when a crack leaks, shows measurable movement, or measures wider than an eighth of an inch, not for routine shrinkage cracking. If a wall or slab on your property fits that description, request a free estimate rather than guess at it. Yes. Foundation repair and concrete restoration is on the service list: footings, foundation walls, slabs and retaining walls that have cracked, settled, heaved or failed are broken out and re-poured, and sound slabs with a failed surface are restored. Someone comes out, looks at what moved, and tells you which it is.
A slab that is still flat and sound with surface damage can usually be restored. A slab where one side of the crack sits higher than the other has lost its base, so patching buys a season, and we say which it is at the walkthrough.
There is no per-square-foot rate for this work, because what is under the concrete moves the number more than the concrete does. Estimates are free and done on site, so the fastest way to a real figure is to have someone come look.
