Sidewalks, curb runs and curb ramps on commercial property. Accessible parking spaces and their aisles can't slope more than 1:48 in any direction, so we check that grade on the forms before the pour. A dumpster being dropped puts point loads on a pad that a driveway never sees, so thickness, mix and reinforcement get set to what will sit on it. Generator and equipment pads are priced the same way. One customer’s Google review: “the pad for our generator is perfect.”

Commercial concrete in South Carolina falls under the state Contractor’s Licensing Board once a job crosses certain limits, not the residential board. The Board’s rules put driveways, parking lots, sidewalks, curbs and similar work under its “Concrete Paving” subclassification, and a general contractor bidding a commercial job over $10,000 has to file a financial statement: a Group One licence, which covers jobs up to $100,000, needs at least $20,000 in net worth or $10,000 in working capital. Site logistics change too, since access, staging and keeping the property usable during the pour matter more on a commercial lot than on a house slab.
Once it is placed, a commercial slab or lot needs time before it takes weight. Guidance summarized from ACI 330R, the design and construction standard for parking lots, calls for at least 3 days before car traffic and 7 days before anything heavier, when temperatures stay above about 61°F, with more time needed in cooler weather. Built and cured to that standard, ACI’s own parking lot guide notes concrete lots typically run 20 years or more before they need rehabilitation, well past the point most other paving needs redone.
A commercial lot or pad rarely fails all at once. Watch for panels that have dropped or tilted at a joint, since that usually means the base under the slab has moved, not the surface finish. NRMCA’s guide to concrete cracking lists settlement cracks and cracks from a missing isolation joint as forms that go beyond shallow surface cracking, which is mostly cosmetic. Standing water after rain, instead of draining to a low point, points to a grade problem rather than a concrete one. ACI’s own guide notes concrete parking lots typically run 20 years or more before they need rehabilitation, so a lot well past that age with spalling joints or cracked panels is a candidate for replacement rather than another patch.
