What does NC code require for a footing on an Asheville lot?
North Carolina's residential code sets the minimum for a footing. Section R403 requires every exterior footing to sit below the frost line for the area, and in no case less than 12 inches below finished grade, resting on undisturbed soil or engineered fill sized to carry the load above it. On a lot that falls away, which North Carolina State Extension puts at a practical limit of about 45 degrees before plants and soil alike lose their grip, that depth requirement is only part of the job.
Drainage behind a retaining wall and a stepped footing that follows the grade both matter as much as the depth itself. That is why our estimates are free and done on site, not quoted off a description.
What are the signs a foundation or retaining wall is failing in Asheville?
