An overlay is a thin layer bonded onto concrete that is already structurally sound, not a way to fix a slab that has failed underneath. NRMCA’s technical guide to repairing scaled or worn surfaces describes three accepted approaches for this kind of thin bonded resurfacing: a Portland cement concrete resurfacing, a latex-modified concrete resurfacing, or a polymer-modified cementitious repair mortar, depending on the wear and the traffic the surface will see. Before any of them go down, the surface gets cleaned of dirt, oil and paint and roughened, because the same guide is clear that the repair will only be as strong as the base it bonds to.
Texture matters as much as the material. NRMCA’s guide to finishing concrete flatwork calls for exterior surfaces to be sloped to drain and textured with a push-broom so they are not slippery when wet, and it warns that repeated steel-troweling produces a smooth floor that is slippery when wet, the wrong finish for a pool deck or walkway overlay. That is why the texture on an overlay gets matched to where it goes.
Concrete resurfacing is this same job: a thin bonded layer over a slab that is still sound underneath. NRMCA’s own guide to scaled concrete puts it plainly: minor scaling is a cosmetic issue that may not need repair at all, while concrete with excessive and progressing scaling may not be feasible to repair with an overlay. The same logic applies to cracking. A shallow, hairline crack under about ⅛ inch that has not moved is usually cosmetic and can be resurfaced over. A crack that runs through the slab, steps up or down at a joint, or keeps widening is a settlement crack, and NRMCA’s guide to cracking lists that as a defect an overlay does not fix, because the base underneath is still moving. An overlay covers cracks, and on a stable slab they stay covered. A crack that is still moving, because the slab has settled or the base underneath has failed, will reappear through the new surface. That is why we check how the cracks behave before we quote a coating instead of a replacement.
Yes. Pool decks are one of the most common overlay jobs, because the surface takes sun, water and foot traffic while the slab underneath is often still fine. A textured overlay also gives back grip that a worn surface has lost.
Usually, because there is no demolition, no haul-away and no new base, but it is only cheaper if it lasts, and an overlay over a failing slab does not. We price whichever one the slab actually needs and explain why.
We look at the slab itself: how level it sits, whether the cracks run through the depth or only across the surface, and whether the edges and joints are still intact. A surface problem gets an overlay, and a base problem needs a new pour.
