Much of the Upstate sits on Piedmont soils like the Pacolet and Greenville series: deep, well-drained soils with a dense clay subsoil. The USDA’s official description of the Pacolet series, type-located in Chester County, SC, says it “formed in residuum weathered mostly from felsic igneous and metamorphic rocks of the Piedmont uplands,” with a red clay Bt horizon that runs a foot or more deep. That clay compacts and drains differently than sandy soil, which is why the pad gets graded to the fall the slab needs and compacted before anything is poured on it rather than leveled by eye.
Grading itself can need its own permit. The City of Anderson, for one, charges a separate grading permit starting at $100 for the first acre under its fee schedule, and doubles any building permit fee if work starts before the permit is issued. Easley’s zoning ordinance caps a residential driveway’s slope at no more than 15% on an existing lot and 12% in a new subdivision, with a flatter 5% limit on the parking pad nearest the house, which is exactly the kind of number that gets set at the grading stage, not after the concrete is down.
A site that was never graded right shows up after the first hard rain, not before. Mauldin’s own natural resources plan says most of its subdivisions and shopping centers “were built before floodplain and storm water ordinances were adopted,” and Simpsonville has watched Gilder Creek put water over Holland Road during Tropical Storm Cindy in 2005. Standing water that lingers in the yard a day after rain, a slab or foundation area that stays soft and muddy underneath the grass, or water pooling toward the house instead of away from it are signs the pad needs real grading and compaction rather than fill dirt dumped and smoothed over. That is the difference between a pour that holds and one that settles or cracks later. A patio on a slope raises the same water question, so read what to show us before a patio goes on a sloped yard. Greenville County jobs are reached along US-29, US-276 and I-385; Spartanburg and Anderson county work runs off I-85, and Laurens County work down I-385, to about 40 miles out from Taylors. From the shop it is about 5.4 mi straight-line to Travelers Rest, 13.7 mi to Lyman, 14.6 mi to Wellford and 21.4 mi to Boiling Springs.
