Patios, explained

What goes into building a concrete patio in Greenville and the Upstate?

Patio work in South Carolina falls under the residential specialty contractor rules once a job passes a dollar threshold. Any contractor doing residential concrete work over $500 has to register as a residential specialty contractor, and once a single job for a property owner tops $5,000 in materials and labor, state law requires that contractor to carry a surety bond the Residential Builders Commission approves (S.C. Code Ann. § 40-59-20(7), § 40-59-240(D)).

Joint layout is not guesswork either. NRMCA’s CIP 6 sets the rule of thumb at 24 to 36 times the slab thickness between joints, which for a typical 4-inch patio works out to about 10 feet between control joints, with spacing capped at 15 feet either way. Panels should also stay square or close to it: NRMCA cautions against a panel more than 1.5 times as long as it is wide, and against L-shaped sections, because both crack more easily than a square one.

Signs to watch

Do you need patio repair or a new pour?

A patio takes weather a driveway does not always see the same way, and a few signs point to real work rather than a pressure wash. Scaling is flaking or peeling on the surface from freeze-thaw cycles; NRMCA’s CIP 2 describes it starting as small patches that can “merge and extend to expose large areas,” with moderate scaling exposing the aggregate underneath. A network of fine hairline cracks across a steel-troweled surface is usually crazing, which NRMCA’s CIP 3 says “do not affect the structural integrity of concrete” even though it looks bad. Deeper, roughly parallel cracks that showed up within days of the pour are plastic shrinkage cracks, per NRMCA’s CIP 5, and they are the kind that let water and de-icing salt into the slab over time. If a Greenville or Upstate patio is scaling, spalling or cracking, get a free estimate before it spreads. Can you pour a patio onto an existing slab?

Sometimes. If the slab underneath is sound and sitting flat, an overlay can go over it. If it has settled, or the cracks run the full depth, anything laid on top will move with it - in that case the honest answer is a tear-out and a fresh pour. We look at the slab and tell you which one it is.

What is the difference between a stamped and a broom finish?

A broom finish is a textured surface drawn across fresh concrete, plain, grippy and easy to live with, while stamped concrete is pressed with a pattern while the slab is still workable, so it reads as stone, slate or brick. Stamping costs more and has to be done in one window, while the concrete is still workable.

Does a patio need reinforcement?

A patio is thin and wide, so it carries a lot of surface over ground that moves. Reinforcement and the placement of control joints are what decide where - and whether - it cracks. Both are decided at the estimate, along with the thickness and the base.

How soon can we use it after the pour?

Concrete cures rather than dries, and it keeps gaining strength for weeks. We tell you at the pour when the slab is ready to walk on and when it is ready for furniture, because it depends on the mix, the thickness and the weather that week.
