What you are looking at
Flagstone and ashlar overlays troweled over existing pool decks, porches and walkways; knockdown and textured overlays; acid-stained and sealed floors; and flake and solid-colour floor coatings.
An overlay is a surface, not a repair
It covers what is under it, and if the slab beneath is stable it stays covered. If the slab has settled, if the cracks run the full depth, or if the base beneath has washed out, the same problems come back through the new surface within a season or two. That is the single thing worth understanding before choosing between an overlay and a replacement.
How we decide
We look at how the slab sits, how the cracks behave, and whether the edges and joints are still intact. A surface problem is an overlay. A base problem is a new pour, and we say so at the estimate rather than afterwards.
Where overlays earn their place
Pool decks, porches and entries take sun, water and foot traffic while the slab underneath is often still fine. A textured overlay also restores grip that a worn surface has lost.
